Amenities — resort amenities owned by Marina Bay of Fort Myers Homeowners Association (amenity list compiled from GL Homes' community materials and market descriptions, so confirm current amenities with the association) — include a large clubhouse with a full fitness center and exercise classes, an indoor sports court, a resort-style pool, a lap pool and a kids' pool area, a social hall, card room and game room with a catering kitchen, tennis and pickleball courts, a basketball court, a playground, party pavilion and fire pit, a full-time social director, a gated entry.

On paper, the community sits in evacuation zone D, and all of its mapped flood features (100%) fall in zone X, outside the high-risk flood area. The average assessed just value across its 848 residential parcels was $392,242 in the county's 2026 roll.

Marina Bay is a GL Homes community, and two structural facts matter more to a prospective buyer than the amenity brochure. The first is cost. Unlike the no-CDD communities scattered elsewhere across Fort Myers, Marina Bay does carry a community development district. On one sampled 2025 tax bill from an in-community parcel, the Arborwood CDD line ran $446.42 — part of roughly $970 in total non-ad-valorem assessments that also included City of Fort Myers fire rescue, residential solid waste and stormwater charges. Those amounts vary by lot, home and product type, so read that figure as a sample, never a quote.

The second is a naming quirk worth understanding before you interpret any tax record. The district on the bill reads "Arborwood CDD," not Marina Bay — the same CDD that serves The Plantation and Botanica Lakes — because Marina Bay sits inside the wider Arborwood development plan along the Treeline corridor. The homeowners association itself is Marina Bay of Fort Myers Homeowners Association, Inc., which owns the resort amenities directly. There is no separate club or golf membership attached to the home; the amenity access you fund runs through HOA dues rather than a club buy-in.

The homes are single-family — Lee County parcel data counts 796, built mostly between 2015 and 2020 — set behind a gated entry, with a clubhouse and fitness center, resort, lap and kids' pools, tennis and pickleball, a basketball court and a full-time social director among the features.
